You’re in the right place.

Understanding Probate
and Your Role

If any of the following describes your situation:

You’ve been named Executor or Administrator of an estate that owns real property;

You are a successor trustee;

You have personally inherited property you want to sell;

You’ve lost a family member and don’t know if there is a will, or what probate even is, or who to call;

You’re in the right place. I’m here to help.

Together we will Navigate Your Probate Process

I have helped many dozens of people in your situation, and this specialized area of real estate has become a passion and a focus of my business.

From the start, I ask that you remember three key points:

  1. You are not alone.

  2. You do not need to sell your property at a discount or without a clear understanding of the local market conditions.

  3. There is no aspect of the path you are about to navigate that either I or someone on my team and list of contacts cannot expertly handle.

As a Certified Probate Real Estate Specialist with nearly two decades experience, I understand the unique challenges and responsibilities that you are navigating.

That’s why I am committed to providing comprehensive support every step of the way.

I offer Comprehensive Support Every Step of the Way

My services start with a discovery call where you and I can get clear on your specific situation, and you can ask me all your initial questions.

If it’s early in your process, you may first need help simply securing the property.

Or you may be well into the probate process and have been told you are cleared to sell the property.

At any point in that vast spectrum, I am here to help you.

My Expertise in Handling Diverse Property Conditions

When it’s appropriate, I will conduct a thorough property evaluation to determine the best strategy for maximizing your sale value.

Throughout my career, that has ranged from:

  • Dozens of “normal” sales of homes that needed simple packing and cleaning first;

  • “As-is, cash-only” sales of unlivable homes;

  • Organizing a Haz-Mat team to do a $65,000 clean-up prior to a sale;

  • Having a custom home in a gated community professionally repainted inside and out, floors refinished, deep cleaned, staged, and sold for a neighborhood-leading price.

(When there is pre-listing work to be done, my team can cover up-front expenses at 0% interest or fees, and settle with you at closing from the proceeds of the sale.)

MY Professional Background and Expertise

Whatever condition the property is in, whatever situation the sale requires, I have likely done it and I am here to help you do it.

Before becoming a Realtor in 2006 I was a home inspector here in Whatcom County, with over 700 inspections professionally conducted.

Before that I was a general contractor and carpenter, so I know houses inside and out.

I work closely with attorneys, sub-contractors, cleaners, stagers, and a range of other professionals to ensure that all legal requirements are met so the sale can proceed without any hitches.

I will demystify the estate, trust, or probate process for you, providing clear and concise information so you can make informed decisions with confidence.

I provide Proactive Communication and Personalized Service

My clients appreciate my proactive communication, my action-oriented approach, and the personalized attention I give to each case.

I am here to answer your questions, alleviate your concerns, and handle the complexities of the sale so you can focus on what matters most during this time.

If you’re ready to move forward with a conversation about the sale of a property after a loss, or simply need advice on where to start, please reach out to me.

Let’s discuss your unique situation and explore how I can assist you in achieving the best possible outcome.

And please know, I am sorry for your loss.

Sincerely,
Brandon Nelson

2

We Create A Plan

After our call I will get to work developing a plan based on our conversation. Depending on your needs I can either be your support or your leader in this process, basically, a “Do-It-Yourself” Guide or “Have-It-Done-For-You” leader approach.

3

Begin The Work

Once we’ve got our plan in place, it fits your needs and comfort, the work begins to list the home in probate. I'm here to support you every step of the way as you navigate your role as an estate executor.
